In 1997 when Hoyt Street Properties (HSP) acquired an old railroad yard in Northwest Portland, the principals had a vision of transforming the 34-acre site into a unique urban neighborhood.

As the project known as Hoyt Yards enters the second half of its development it has already established a well deserved reputation as one of the nation's best examples of urban renaissance. Proud of what has been accomplished, Hoyt Street Properties' President Tiffany Sweitzer wants to use what they have learned to improve on their original concept.

"As we move forward we are not interested in merely constructing buildings to fill out our Hoyt Yards neighborhood. Rather we have the exciting opportunity to respond to the evolving character of the Pearl District by creating an urban neighborhood with style, excitement and lifestyle that captures the spirited personality of a 21st century Portland."

To accomplish this goal HSP hosted a multi-day planning charette to tap the expertise of the City of Portland planning staff, neighborhood representatives and BOORA Architects to update its original master plan and to provide insights into the ultimate design of the Hoyt Yards neighborhood.

The recently released master plan outlines future structural designs to protect a sense of openness, assure pedestrian friendly access and promote architectural pleasing building designs. It also reinforces HSP's previously committed to green spaces and expands a Willamette River view park to create a grander and more distinctive northern entrance to the Pearl District.

When completed, the Hoyt Yards neighborhood will include more than 2,500 homes, 150,000 square feet of retail space, open plazas and three public parks.

"While the revised master plan gives an external view of what our neighborhood will look like upon completion, the interior designs of our structures are constantly under refinement, " Tiffany points out. "As we plan for the next generation of condominium communities we are aware of the importance of creating a lifestyle that makes each home distinctive, comfortable and a desirable place to live."
